Summer may have ended, but the real estate market is still hot. Whether you’re a buyer thinking about the best coverage options for your new home or a seller thinking about home improvement projects with the best returns, there’s plenty of support here for you. Plus, learn some top tips for staging during the fall season to make potential buyers love your home almost as much as they love the changing weather.

DIY Projects With the Best ROI

When looking to sell your home, many clients ask what are the DIY projects that have the best return on investment. While there are a number of projects to choose from, here are the top three that can boost your bottom line.

Kitchen cabinets
When buyers tour a listing, they’re guaranteed to take a close look at the kitchen to see whether it will meet their needs, both functionally and aesthetically. Kitchen projects can be as simple as painting the cabinets, replacing the hardware, and installing a gorgeous faucet. You can also install all new cabinets or build an island, depending on your needs and skills.

Bathroom updates

Updating your toilet or light fixtures are both much easier than you think. You can also add a fresh coat of paint and create an accent wall for a more modern look. Replacing the tile in your shower area can also go a long way in transforming the space.

Energy efficiency improvements
Many buyers now are concerned about their energy consumption. Depending on your skillset, these types of improvements can vary widely. If you’re able to do something like install new windows, that can go a long way in adding value to your home. Otherwise, installing smart thermostats or switching to LED light fixtures are more manageable.

Should You Buy a Home Warranty?

Home warranties are a debated subject for homeowners. While one size doesn’t fit all, there are some general pros and cons to purchasing home warranty protection. Here are a few things to consider if you’re looking into your options.

The main benefit of having a home warranty is the peace of mind. You know that, if something is damaged or breaks down for any reason, you’re covered. This can be especially helpful to new homeowners who may not be familiar with their homes or those who are not great at home repairs. Another benefit is there’s a flat cost to complete any repairs. From the very beginning, you know your premium costs and your deductible, so there will never be any surprises.

On the other hand, there are negatives associated with home warranties. For one, some repairs may not be covered. This can be based on the way an appliance was damaged or the type. Another con is that most home warranties contract with certain repair companies. This means that you have less control over who can perform the repairs. While these companies would be reputable, they may have a backlog if they’re the only ones available, meaning you could be waiting for a while on that fix.

Fall Staging Tips & Tricks

Fall is the favored season for so many. It’s also a time that many choose to make the move into a new home. If you’re selling now, here are some tips to stage your home to take advantage of this gorgeous season, letting your home show off all of its beauty.

Lighten and Brighten

This time of year, the days are getting shorter. To combat the darkness, let in as much natural light as you can, which will make rooms look larger and more inviting. In addition to this, you can strategically add extra lamps throughout your home if the natural light isn’t enough.

Seasonal Colors

While you should avoid adding too much seasonal decor, warm up your space with some rich autumn colors like rust, brick, mustard and sage. However, this doesn’t mean you need to go all out and paint your walls. It can be as simple as adding some decorative pillows or a throw on the couch.

Fall Scents

Burn a cranberry or apple cinnamon candle at the entrance of your home. This will not only freshen up the space, but also create a positive mental connection with a potential buyer. Avoid scents that are overpowering, heavy or too sweet, though, as they can be off-putting.

Curb Appeal
Don’t forget about the outside of your home! Pumpkins on the porch and fresh mums in the flower beds are perfect fall additions. A festive wreath on your front door is also a nice touch without being too much.
